The Highlands Estate is an exclusive property where every guest reservation is both important and special to us. If your travel plans change and you must cancel your reservation, please call us within 14 (fourteen) days prior to your arrival date to cancel your reservation.

In the unlikely event that you must cancel with less than 14 (fourteen) days notice, shorten your stay or check out early, please understand that we must ask you to take responsibility for your entire reservation. If we can rebook your room(s), a full or partial refund will be made. There is a $25.00 handling charge, per room, for all cancellations.

A 2-night minimum stay is required for all weekends April 1 through October 31 and a 3 night minimum on all Holidays. As a convenience to our guests, all Minimum Night Requirements will be dropped 3 days before the arrival date to allow for 1 night bookings.  If you are wanting to book a single night stay and find there is a minimum night requirement in place, check back 3 days before your desired arrival date.

Our aim is to be attentive to your needs without being intrusive so please let us know during your stay if you would like fresh towels or need anything else. We will only enter your room if the heating or air conditioning has been left on or if there is a situation we believe needs attending to.

Deposit Policy - 100% of your reservation will be collected at the time of booking.

Check-in: 3:30 PM - 6:00 PM
If arriving outside of check-in times, please call to make arrangements as the property is gated.  If by 6 PM there has been no communication and no prior arrangements for a late arrival, you may be considered a "No show."

Check-out: 11 AM

Breakfast is at 9 AM. During our Winter season (Nov 1 - March) we serve a continental breakfast between 8:30am and 9:30am Monday through Friday. (We are happy to accommodate Gluten-free and Vegetarian diets with advance notice on your reservation).

Other Meals While The Highlands Estate doesn’t provide lunch or dinner, if you are planning to bring in your own food for lunch, dinner or other occasion, please make sure to bring disposable plates and utensils and clean up and dispose of all leftovers. You are free to use the living room or back deck for eating your lunch, dinner or other occasion of food; the dining room is for breakfast service only. In the event that you need plates, utensils or don’t clean up, please be aware that The Highlands Estate charges $15 per person service fee.

All amenities and breakfast are for registered guests of the B&B only. We are not responsible for lost, stolen or left behind items. Policies are may be updated from time to time without notice.

The Highlands Estate is a place to escape from it all. With that in mind, there are a few things that we don't allow:

  • Smoking in or around the B&B
  • Pets
  • Children under 18 (except weddings)
  • No more than two persons per room

Common Areas Hours: 7:00am to 10:30pm.

Damage, Theft Etc.
Damage to rooms, fixtures, furnishings and equipment, including the removal of electronics, towels, bathrobes, paintings, ornaments, etc., will be charged at 120% of full and new replacement value plus any applicable shipping and handling charges. Damage to linens, towels, rugs, carpet or other furnishings resulting from body oils, makeup, shoe polish, spilled wine, vomit, etc., will result in a charge for the special cleaning, repair or replacement of the damaged article. The minimum charge for special cleaning is $150. Guests may also be liable for any loss of revenue resulting from the inability to rent rooms due to damages or theft. Lost keys will be charged a $25 fee per room key lost.

Any furniture or decorative items that may have been moved, whether in the room or other areas of the B&B, must be returned to their original location prior to check out or a minimum of $100 fee will be charged.

B&B does not accept liability for any inconvenience arising from any temporary defects or stoppage in supply of water, gas, electricity, and plumbing or for any loss or damage caused by weather conditions, natural disasters, acts of God or other reasons beyond its control.

We reserve the right to refuse service to anyone.
